How Ian Hosking-Richards started into investing is a really good story and it might help you understand why people consider him to be one of the best property mentors in the industry worth listening to. Ian has lived in Australia since 1990,and was working in Sydney, in a job  he didn’t really like ,so he devised a “cunning plan” where he could retire early through property, even though he did not know a lot about it!!! He had a small pension fund in the UK, and when he cashed in it gave him $22,000 in the bank. He was told that he could borrow up to $160,000 to buy a property. Whilst travelling in Qld in 1991 he looked at some properties in Brisbane, and found a nice new 3 Bedroom Townhouse for $154,000 in Wynnum West He was very pleased with himself. Returning to Sydney, all his workmates laughed and said he would lose his money investing in Queensland! Everyone was so negative that he almost pulled out, but as he had already signed the contract, he couldn’t!

So he stopped telling his workmates about his next property purchases. It was easier that way. Ian picked up 3 new properties in Queensland over the next 3 years, using the growing equity from each to finance them. They were all positively geared and had gone up in value enough to allow him to replace his income and leave the job he did not like. Today those 4 properties alone have given him a return of over $500,000 of net equity in 8 years.

Those same workmates then said how “lucky” he was when he “retired”!  They started ringing him to ask if he could show them how to invest. Not long after he realised this is what he was meant to be doing, helping others grow a property portfolio and so he obtained his Real Estate License and Finance Broking license to be able to do just that through Rocket Property. Since then Ian has helped hundreds of people start investing and build successful property portfolios.

Ian considers himself a serious property investor rather than a real estate agent, and has continued building his property portfolio. His portfolio is worth over $14 million. His most recent success story for himself and many of his investors are 2 bedroom apartments bought “off the plan” for an average $280,000 in Townsville in 2006. They are now complete and valuations are coming in at $350,000. All his investors are very,very happy with their $70,000 of equity gained.

Only 2 years ago, I knew nothing about property investing. I thought it was too late for me to grow a property portfolio as I am close to retirement age! What happened was I listened to a speaker at a property seminar back in December 2006. Not one of those sales pitch speakers, but a genuine person, Ian Hosking-Richards from Rocket Property Group, who had successfully built a portfolio and who was now helping others do the same thing. Listening to his story and about some of the basics of investing, it was like a million lightbulbs came on in my head at once. I finally understood about the leverage, about good debt and bad debt,  about the very generous tax treatment for investors, how to use equity and much much more. I suddenly realised how easy it was to start investing when you have the right information, the right mindset and the right support. One  week later my husband & I bought our  first property. Soon after, I decided to change careers. Well actually I got a bit of a push and was made redundant. What I decided to do was real estate training so I could learn more about the property market, now that I was an investor.

Then an even funnier thing happened. I bumped into the property speaker Ian again! I told him I was thinking of training in real estate and why. You will not believe it, but he said when I finished training I could maybe come and work for him at Rocket Property. You guessed it ,after completing my Real Estate Registration, on 1 June 2007 , I started working for Ian and Rocket Property.

Now I am doing what is my new passion……..helping other people start into property investing. I love helping them understand that investing in property can be  easy.

I must admit I was on a a very steep learning curve for the first few months. I read every property magazine on the bookstand, I did research on the internet. But more than anything I picked up a new mindset from being around a successful investor like Ian and listening to him speak at his seminars and with his clients. That’s what made the difference. That’s why I am more confident. That’s why I can make property decisions when others may only hear the negatives out there in the press. I have an investor mindset now.

Over the last 2 years I have built my property portfolio with my husband up to 6 Investment properties. We are well on our way to a financially free retirement. So believe me, it is never to late to start!
